Buying a new home can be very stressful and over whelming experience, but it doesn’t have to be. We are a small business, and gear our entire operation towards giving you a tailored, personal service. Buying a new property is a big and a sizeable investment, so it is crucial to be 100% sure. Here is our three step guide to buying a new property without the stress:
Step 1: Registration
When you decide to move and purchase a new property, the first thing you should do is register with an NAEA Lincesed estate agent in that area. They will request some details like type of property, location and budget, and then as soon as something comes on the market get straight in touch. Registration is free, and is more than worth it for the time you save.
What’s more, your estate agent might contact you before a property officially goes on the market and appears in the listings. In such a competitive market, this sort of edge is crucial. At this stage, it makes sense to line a Solicitor to avoid any unwanted delays once the offer is made. Here at Three Oaks Estates, we are happy to help you with that or indeed anything else related to the purchase of your property. Give us a call on 0208 501 3322 or pop into the office on Fencepiece Road, Chigwell to register in minutes.
Step 2: Making An Offer
Once you’ve found and viewed your perfect property, the next step is to put an offer in. While we will do our best to find a property that meets all your parameters – budget included – there may have to be some negotiation on price, which we will handle.
During the offer stage, we will act as the go between for you, your solicitor and the seller. It is crucial to keep up a steady dialogue here, and we will do our utmost to make sure that once the offer is accepted, the journey through to completion is as smooth as possible. Bear in mind that the acceptance of an offer is not legally binding, and either buyer or seller can pull out at any point. While we hope this won’t happen, we acknowledge that sometimes the situation is unavoidable. If this is the case, we will make sure everything is done with as little hassle as possible and without you ending up out of pocket.
Step 3: Completion
This is the moment you’ve been waiting for! Providing the offer has been accepted and all conveyance and surveying has gone to plan, we will facilitate the exchange of contracts between both parties’ solicitors. Once this is done, the contract becomes legally binding and the property has officially changed hands.
Once your solicitor and, if applicable, mortgage lender has transferred funds to the seller’s solicitor’s client account and they confirm, we will hand over the keys and you can start moving in. To complete the process, we are happy to help arrange a moving service and anything else you need to make the transition into your new home as smooth as possible.
