Finding a Rental Property: Step-By-Step

 

Step 1: Registering

The first step to take when looking for a rental property is to register with an agency. Not only is this completely free, it cuts out all the time spent trawling through local papers and online databases like Rightmove. You tell us your parameters, we’ll do the searching and get in touch when we find a match.
 

Step 2: Viewing

Once we’ve found you the perfect property, we’ll set up an accompanied viewing so you can see it for yourself, and we’ll answer any questions you might have. You will probably not meet the landlord at this stage, as if you choose to rent one of our properties chances are you will be dealing with one of us in the long run.

Step 3: APPLICATION FORMS

Upon finding a property you like you’ll need to fill out an Application Form and pay a deposit to secure the property.

Step 4: REFERENCING

All of our tenants are properly referenced, but this doesn’t have to delay your move. We provide a fast turnaround and you can even complete your own forms online via our website to make the process even quicker.

Step 5: AST Tenancy Agreement

This is a legally binding document and will usually take the form of an Assured Shorthold Tenancy. Once signed you will be obliged to maintain payments until the end of the term.

Step 6: DEPOSITS

All tenancies require a deposit to be held for the duration of the stay to cover your liabilities and protect against any damage caused. All deposits are safely secured and registered as stake holder with TDS – Government Approved Deposit Scheme.

Step 7: RENT

Rent is usually payable monthly, in advance and by Standing Order.

Step 8: UTILITIES

As well as your rent you’ll be expected to pay for your own utilities – including gas, electric, water, council tax, telephone connection and rental charges, and TV licence. We can arrange to set up most of these accounts for you. Just ask at application and we’ll be happy to help.

Step 9: CONTENTS INSURANCE

You’re responsible for insuring the contents within the property. We can provide you with a competitive policy that covers all of your insurance needs and saves you hours trawling the Internet!

Step 10: OCCUPPANCY

Once you’ve moved in you’re expected to look after the property, pay your rent on time and keep us advised of any problems. Optimum Lettings are here to help to ensure that that you feel comfortable in your new home and that the duration of your tenancy runs smoothly.
